Oakbridge Condominiums
August 11, 2009
In an ongoing effort to improve communication with Oakbridge owners and residents, the HOA Board of Managers held an informal meeting on August 11, 2009. The meeting was conducted on the west lawn of the Oakbridge property. The meeting began at 6:45pm and ended at 7:49pm.
Topics of discussion included:
-installation of closed-circuit security camera system
-pest/ termite inspection and extermination
-gutter cleaning and guard removal
-tree pruning
-receivership of unit 781A
-sprinkler head inspection and adjustment
-parking lot seal coat & repaint, and pothole repair
-termination of Sunflower Management contract
-posting of trespass/ loiter/ surveillance signs
-fence repair at units 765A and B, and the 773 building
-ongoing issues regarding unleashed dogs and excessive excrement
Updates
Due to continued incidences of vandalism and ongoing safety concerns, the Board of Managers has agreed to install a closed-circuit security camera system. This is a project in progress, as the Board is still considering the best options regarding placement of cameras and monitoring options. The Board will keep everyone apprised as we gather more information.
The Board addressed the reasons behind the decision to terminate the HOA's contract with Sunflower Management. The Board felt this was the best decision due to Sunflower's lack of experience with HOA's and their inability to meet the specific needs of the Oakbridge HOA. The Board is actively seeking a new property management company at this time.
The 781A unit is now in receivership and the Board is following the situation very closely. We appreciate everyone's patience with this painfully slow legal process, especially the Rosses, who we know are eager to get their home ship-shape.
Landscaping & Grounds News
Several buildings have been treated for termites and other pests. The Board's goal is to have all of the buildings inspected and, if necessary, treated before the winter months are upon us. This is a comprehensive pest extermination and should take care of the termites once and for all.
Todd Warren will be cleaning out the rain gutters. Because the gutter guards are old and not working properly in some sections, they are beginning to compromise the fascia and siding. Todd will be removing the gutter guards completely and the Board will check into having them replaced as funds allow.
The Board is taking bids on tree pruning, parking lot seal coat & repaint, and pothole repair.
The Board will have Switzer Landscaping inspect, repair, and adjust any sprinkler heads that are not operating properly.
Several units require side fence repair. The Board will have this done as soon as possible.
Reminders
The Board of Managers continues to receive complaints regarding dogs running unleashed on Oakbridge grounds. The Rules & Regulations clearly state that all dogs must be leashed when on Oakbridge grounds. This is for the comfort and safety of all residents as well as the safety of your pet. It is the unit occupant's responsibility to inform their guests and visitors of this rule. Additionally, several residents are still very unhappy with the amount of dog excrement in the common areas. This poses a serious health hazard to the residents of Oakbridge and the maintenance crews. Out of consideration for your neighbors and the maintenance crews, please clean up after your pet.
As we strive for a better community, the Board would like to remind everyone that the city curfew and noise ordinances will be strictly enforced. To look over city ordinances regarding curfew, noise, trespassing and loitering, visit the Oakbridge web venue at http://oakbridgehoa.blogspot.com. If any resident is bothered by excessive noise, the Board of Managers encourages the resident to place a phone call to the CSPD non-emergency number: 444-7000. You may make an anonymous complaint.

Thanks to Mike High, who is doing a great job keeping the bushes trimmed up, the trash and fallen branches picked up, and the curbside gutters cleaned up. If you see Mike out and about, be sure to thank him!
While each person was welcome to bring a snack and beverage to the informal meeting, the Nicholls showed up with enough food to feed a small army! Thanks for dinner, Chris and Nicky!
