In an ongoing effort to improve communication with the residents of Oakbridge, the Board of Managers will now be sending out a quarterly Newsletter! Updates will also be posted on the Oakbridge web venue at http://oakbridgehoa.blogspot.com, so check the site regularly for the latest information. Also, in order to be more eco-friendly (and to save a few precious pennies), if you would like the Newsletter emailed to you instead of receiving a hard copy, please send an email to oakbridgehoa@yahoo.com and we'll be happy to send you a virtual copy!
Important Note!
You may have heard on the news that several thousand people have had their Visa debit card information compromised by hackers that got into a local retailer's records. So far, we know of four Oakbridge residents that have been affected by this fraudulent activity. If you made purchases on your Visa debit card at Cheers LiquorMart between August and October of this year, please contact your bank or credit union immediately. If you find that your account has been compromised, please contact CSPD and add your information to the existing report (444-7000). This is an ongoing investigation, so any information you have may help the fraud detectives resolve this situation quickly.

Updates
From 1:00pm to 1:57pm on September 23, 2009, the HOA Board of Managers conducted a phone conference meeting with the HOA's legal representative to discuss issues, if any, related to the installation of a security camera system on Oakbridge grounds. In compliance with CIOAA Act-SB100, the Board is currently adding reporting protocol to the standing Rules & Regulations. There are currently two semi-operational security cameras situated in the area of the complex that seems to have the most high foot-traffic and vandal activity. The Board is investigating the best possible placement of additional cams, and will keep everyone apprised as this project progresses. Signs regarding trespassing/ loitering/ surveillance will be posted at each entrance once the reporting protocol is in place and all necessary documents updated.
The 781A unit is in receivership and the Board is following this agonizingly slow-going situation very closely. We are in close communication with the Rosses as information comes in, and we greatly appreciate their patience as we work to resolve this matter!
Landscaping & Grounds News
The rain gutters have been cleaned and all of the old and damaged gutter guards removed because they were beginning to damage the building fascia and siding. Several buildings will have minor siding/ fascia/ shingle repair completed over the next few weeks. Several more trees have also been removed due to their dangerous proximity to gutters and roofs.
The Board has received several bids on parking lot seal coat & repaint, and pothole repair. The company we've chosen cannot complete the work until after the first of the year, so we will have the work done at that time.
Switzer Landscaping will be conducting the annual winter prep work on the sprinkler system as well as parking lot cleanup and winter snow removal. The Board has also contacted Switzer Landscaping regarding side fence repair. These repairs should take place in the next few weeks.
Reminders
The Board has received numerous complaints regarding excessive noise, including loud music and household noise, barking dogs, and interior construction at various hours of the day and night. As we strive for a better community, the Board would like to remind everyone that the city curfew and noise ordinances will be firmly enforced. To review the city ordinances regarding curfew, noise, trespassing and loitering, please review the Rules & Regulations or visit the Oakbridge web venue at http://oakbridgehoa.blogspot.com. If you are bothered by excessive noise on an ongoing basis, please contact CSPD at the non-emergency number (444-7000) and file a formal complaint.
The Board of Managers continues to receive complaints regarding unleashed dogs on Oakbridge grounds. The Rules & Regulations clearly state that all dogs must be leashed while on Oakbridge grounds. This is for the comfort and safety of all residents as well as the safety of your pet. In addition, we have had numerous complaints regarding barking and whining dogs. The Board would like to remind all dog owners to keep their dog inside when not at home. This issue falls under the City's Right to Quiet Enjoyment noise ordinance. To avoid formal action, such as a fine, please keep your dog inside when not at home.
The Board continues to receive complaints regarding dog waste in the common areas. This poses a serious health hazard to Oakbridge residents. The Rules & Regulations clearly state that dog owners must clean up after their pet. Out of consideration for your neighbors and the maintenance crews, please dispose of your dog's waste in an appropriately hygienic manner.
As we transition into the winter months, the Board would like to remind everyone to keep the common areas clear of personal items and debris, as excess debris and other items pose a fire hazard, and emergency response personnel may need immediate access to a unit. Additionally, any owner that has crawlspace access on their back patio must keep the access clear at all times.
The Board would also like to remind residents and owners that discarding cigarette butts on Oakbridge grounds is a violation of litter laws as well as a health and fire hazard. Please dispose of cigarette butts (and all other refuse) in an appropriate manner.
