2011 Annual Meeting Notice & Agenda

Annual Meeting Notice 2011

Notice is hereby given in accordance with Article III, Section 4 of the Association Bylaws, that the Annual Meeting of the Members of Oakbridge Condominium Owners Association will be held as follows:

DATE: Thursday, March 24, 2011
TIME: Registration at 6:45 PM; Meeting 7:00 PM – 8:30 PM
PLACE: Perkins Restaurant & Bakery 3295 East Platte Ave., Colorado Springs, CO 80909

PURPOSE:
1) Approve the Minutes of the prior meeting.
2) Present the Association’s Budget for 2011
3) Elect members to the Board of Directors. Nominations may be submitted to Courtney & Courtney at the above address. Nominations may also be made from the floor. Interested owners should contact Courtney & Courtney.
4) Conduct such other business as may properly come before the membership.

Roof Replacement Tentative Start Date Range: 4/4/2011 to 4/11/2011

Listed below you will find a list of things that you can do as preparation for the reroofing project in order to avoid unnecessary confusion and/or frustration.
Crews/Employees
After careful consideration, Empire Roofing has been chosen to replace the roofs at Oakbridge, due to their high degree of integrity and skill. Should you have any questions or concerns regarding your project or experience difficulties speaking with an employee, please contact the Courtney & Courtney office and your concerns will be immediately addressed.

Pets
The roofing project on your home could be quite irritable to your pets. Empire Roofing is not responsible for protecting your pets from typical construction debris or trying to keep them controlled within the confines of your property. Please take every precaution to ensure your pet’s safety, security and comfort.

Vehicles
Be sure to notify Courtney & Courtney of any special concerns or instructions regarding the delivery of the roofing materials so as not to block your personal vehicles. Every effort will be made to remove all roofing debris from the property (i.e. shingles, nails, flashing, etc.) during the roofing project. The roofing project should not be too lengthy, therefore you may want to plan to park on the street until the final clean up of the property has been completed. This may eliminate the unlikely, but possible, chance of a flat tire or damage from construction debris.

Lawn Furniture and Potted Plants
Although the crews are very careful about the tear off process of your roof replacement, you may consider covering lawn furniture and/or potted plants to avoid unforeseen damage.

Wall Hangings & Light Fixtures
During the roof replacement project of your home, there will be roof traffic, pounding, loading and vibration. This is all part of the roofing process and cannot be avoided. There are some precautions that can be taken to minimize unpleasant circumstances:
* Make sure wall hangings are removed if you fear they could vibrate off of the wall and be damaged.
* Check all light fixtures and all light bulbs. These items have been known to fall if improperly installed or loose.
* China and pottery displayed on their edge could vibrate downward. Wall cabinets and plate rails are examples of possible problem areas.
* Normal construction wear and tear could result in minor interior wall/ceiling cracks, flaking of paint, debris falling into the attic and nail "pops" in drywall.
Note: Empire Roofing, the Oakbridge HOA and its representatives, and Courtney & Courtney are not responsible for damages that may occur during the typical roof replacement process. However, every effort will be made by Empire employees to prevent unnecessary construction problems.
Electricity
The crews will likely need electricity to complete the roof replacement on your home. If you do not have an outside electrical outlet, please contact the Courtney & Courtney office so that arrangements can be made to provide access to an electrical outlet inside your home. If you have an exterior outlet, please allow the crew access to your back patio area.

Tools and Equipment
Empire employees furnish their own tools, ladders and other miscellaneous equipment. Do not loan tools to the crews except for special isolated circumstances. For example, they may need to use your water hose for the clean up process at the end of the job.
